This is an interactive web site that is linked to the local MLS and gives you the same real time information that agents have. Here is where we are different from other companies. We feel that shopping for a home should be a team effort between you and us. That is why we ask you to do certain things to help this process work for your advantage. First we ask you to get pre qualified for your home loan and be ready and willing to proceed with a purchase. We also ask you to actively participate and do some of the leg work on your own. We will then make appointments to go out together to see the homes that may work for you.
When you buy a home, the commissions are paid out of the sellers proceeds. We will give you up to 1% of the purchase price in the form of a rebate at closing! The rebate has to be on the closing statement and be approved by your lender. The only exception to the rebates is on homes that are listed by Consumer's Edge Realty. This is because we would be representing both parties causing a conflict of interest and we only charge the sellers 1% commission.
The first thing you should know as a home buyer is who represents who in a transaction. When you see a home for sale, the agent's name on that sign represents the seller and so does every other agent that works for that firm. They are obligated to protect the seller's interests, not yours!
