Selling a home can be a big task and it involves many different components to ensure a successful real estate transaction. To begin with, your home must be priced appropriately, prepared properly, and promoted effectively. Then, when prospective buyers are found, offer and counter-offers may need to be negotiated and appropriate terms and conditions must be put in place to ensure that you are fully protected and will get the best possible contract for the purchase of your home.

Have you ever wondered what the differences are between all traditional real estate firms? The fact is there is no real difference. Whether a large national firm or a one person office, they all perform the same basic functions such as pricing the home, putting it in a multiple listing service, placing a sign in the yard, and setting appointments to show and sell the home. They also charge about the same for these services, most of the time that's 6% of the selling price.The way this usually works is if a buyer agent procures the buyer, the listing agent will split the commission. However, if the listing agent also procures the buyer, you still pay the same 6%. For example on a $200,000 home, the seller pays $12,000 commission. Ask yourself this...If you are selling your home and another agent brings a buyer then aren't you really paying your agent 3% and 3% to the other agent? If your agent brings a buyer and no other agent is involved, you are still charged 6%. At Consumer's Edge, we think this is just too much and not very fair!
Remember the comission comes right out of the sellers equity, and this could be a substantial amount of profits!

Option 1
Consumer's Edge charges only $295.00 plus 1% commission for professional services and full representation throughout the entire selling process!
This takes care of everything to get your house on the market and sold. Here's a list of our services that will give you the Consumer's Edge:

1. First and foremost we always represent and protect our clients interest and privacy.
2. We will prepare a Comparative Market Analysis (CMA), to accurately price your home.
3. We will provide you with and explain all documents that will be used in the transaction.
4. We can help with tips and suggestions to make your home market ready.
5. We will put your home in the Multiple Listing Service, and across the Internet via our website, all
major real estate search engines such as Realtor.com, and on other real estate companies websites.
6. We use a centralized listing service to set appointments, making sure there are no missed opportunites.
7. We will help customize additional marketing opportunities and stratagies with you.
8. We will show your home to as many buyers as possible, and get feedback from potential buyers and agents.
9. We will have a selling plan and negotiate on your behalf to get the very best offer possible.
10.We will make sure that potential buyers are qualified, review all offers to make sure that your
interests are protected and that you have a complete understanding of what your about to sign.
11.We will represent you at the closing.

All examples will be based on a $200,00.00 home.

Traditional Real Estate Transaction:
$200,000.00 X 6% = $12,000.00 paid in commission!

The Consumer's Edge (with Consumer's Edge finding a buyer for your home):
$295.00 plus 1% of selling price ($2000,00) = $2,295.00 paid in commission, a savings of $9,705.00 over a traditional transaction!

The Consumer's Edge (with the buyer procured by a buyer agent):
$295.00 plus 1% of selling price ($2,000.00) = $2,295.00 paid to Consumer's Edge Realty plus
$4,000.00 commission paid to the buyer agent ($200,000.00 X 2%) = total cost of $6,295.00.
A savings of $5,705.00 over a traditional transaction!

Option 2
Consumer's Edge Realty straight 2% to sell your house. You get all the same service as with option 1.

Option 3
Consumer's Edge also offers a $295.00 flat fee listing service.
This option is great for For Sale By Owner clients
Who want the same exposure as provided by a realtor.

Whats included:
1. Listed on the MLS and listhub this is your link to most every other real estate websites, such as realtor.com, listingbook, homes.com, most real estate company sites, yahoo, google and many more. This is the exposure you need.
2. A basic pricing comparison of compareable homes for sale and recent sales.
3. Take photos to put on your listing
4. provide all required forms
5. Listed till sold or cancelled by seller
6. Unlimited changes to listing
7. Optional lock box and appointment center service avilable at additional cost.
